<p>Highpoint develops &#8220;Build to Suit&#8221; programs that are tailored to meet the needs of each individual client. Each carriers unique needs and existing implementation program will determine which mix of the following services are required. The three basic programs are:</p>
<ul>
<li><strong>Build to Suit &#8211; Full Development Program</strong><br />
The carrier will provide search rings to Highpoint who will be responsible for the acquisition, design, permitting/zoning, construction and marketing of the tower for co-location and all associated costs.</li>
<li><strong>Build to Suit &#8211; Existing Lease Progrom</strong><br />
The carrier will provide existing, undeveloped land sites to Highpoint. These leases will be transferred to Highpoint who will expedite the permitting process and develop the site. We will be responsible for the design, permitting/zoning, construction and marketing of the tower for co-location and all associated costs.</li>
<li><strong>Build to Suit &#8211; Pre-Zoned Properties Program</strong><br />
The carrier will transfer pre-existing, leased and permitted sites to Highpoint so that we may expedite the construction process. We will be responsible for the construction and marketing of the tower for co-location and all associated costs.</li>
</ul>
<p>Highpoint is responsible for all construction forecasts and schedules, project management, bid solicitation and review, contract negotiations, final inspection and punch list review. Additionally, we will be responsible for coordinating all utility services with local providers.</p>
<p>Highpoint will design and construct antenna platforms that will insure the flexibility and aesthetic response that will be required to obtain permits on each site. Whether a municipality wants a monopole, lattice tower, or guyed tower, Highpoint will comply so that the construction process will be expedited.</p>
<p>The architectural and engineering services provided by Highpoint Tower includes surveying, site plan development, and photographic illustrations. We will also provide expert witness testimony before all governmental review agencies. Our engineering group can determine true north and perform topographic surveys to provide elevations related to mean sea level or any other U.S.G.S. datum. We work closely with our client&#8217;s RF Engineers to assure that the site design will work from the RF design standpoint as well as having as little visual impact as possible so that it will be favorably received.</p>

<ul> <strong>For Tower</strong></p>
<li>Check integrity and all connections on tower grounding systems.</li>
<li>Check tower lighting systems and effect repairs immediately if needed.</li>
<li>Examine tower structure and user hardware for flaws or violations to be reported to tower owner.</li>
<li>Inspect guy wires electrical conduits and any pertaining hardware.</li>
</ul>
<ul> <strong>For Equipment Shelter</strong></p>
<li>Clean out buildings</li>
<li>Check nitrogen tanks and replace if necessary</li>
<li>Assure proper nitrogen pressure in transmission lines; check line dehydrator.</li>
<li>Check A/C filters and replace if necessary.</li>
<li>Full A/C service every 6 months.</li>
<li>Change lamps/ballast&#8217;s on interior lights as necessary.</li>
<li>Inspection/test of alert systems e.g. fire/intrusion/tower light failure.</li>
</ul>
<ul> <strong>For Grounds</strong></p>
<li>Maintain 3 ft. minimum clearance of all vegetation or obstacles from anchor points and guy wires.</li>
<li>Keep all roadways and pathways clear.</li>
<li>Apply proper chemical treatments to immediate site area to prohibit any vegetation from impairing A/C or site operation.</li>
<li>Application of necessary insecticides to assure safety of personnel and equipment.</li>
<li>Mowing and trimming of immediate site area and anchor points.</li>

Lease management can be site specific or site area bundles. All leasing issues are addressed tower load/capacity, frequency use, ground foot print, back up power, telco, back-haul and access issues. Highpoint can also address any communication site maintenance issues as well.</p>
<p><strong>Competitive Site Analysis</strong><br />
A detailed overlay map and report showing all existing and proposed<br />
communications structures and wireless users for a proposed targeted area<br />
for a new tower.<br />
We use a proprietary database updated daily that includes the FAA and FCC<br />
databases and 35 other wireless/tower databases.  This Database is<br />
comprised of over 2 million records.  The report will provide the client<br />
with a recommendation if it would be feasible to build a new tower<br />
structure that would be attractive to wireless carriers.</p>

analysis you need to make your financial decision.</p>
